Construction Management

LSA’s CM team specializes in overseeing the total delivery process using Integrated Program Management. From pre-construction coordination to recognize potential problems before they occur, to on-site supervision of scheduling, cash flow, milestone updates, and change orders, LSA helps agencies deliver high quality projects on time and within budget.

A complete and detailed schedule is the best tool for evaluating the impact of specific design approaches, construction techniques, and subsequent change orders. Proper scheduling minimizes conflicts in construction methodology and timing, allows the most efficient allocation of manpower, and determines long-range financial impact and cash flow requirements of a project.
Design Phase Estimating

Pioneers in the field, LSA continues to develop innovative approaches to the business of Cost Estimating. With hundreds of projects estimated each year, from small remodels to billion dollar building programs, LSA has the most accurate, up to date cost information for your type of project and geographical location. Our years of experience and database of thousands of actual construction projects enables us to accurately gauge the impact of design options on cost, schedule and quality of a project.
Needs Assessment & Bond Funding Estimating

No one knows better than LSA how important it is to accurately predict how much bond funding to obtain for a needed capital program. Our experienced conceptual estimators are experts at assessing how much a project should cost, even in the very earliest stages of design. This expertise has been recognized by both the State Real Estate Services Division and OPSC, which employ LSA as the standard by which they set their own costs.

Order Estimating

LSA’s experienced project managers & estimators are experts at both change order estimating and negotiation. Due to our extensive database of verified construction costs, our published manual “Current Construction Costs” used by most state and local agencies, and our ability to perform extremely detailed and unassailable change order estimates, LSA has been very successful in reducing change order costs for both owner and architect.

Value Engineering

Value Engineering is the systematic effort to obtain more value not only in a reduction of initial costs but in reducing the life cycle costs of a building over the long-term as well. The team at LSA has been at the forefront of Value Engineering for over 40 years.
